One Housing and Mount Anvil get planning green light for 202-home regeneration scheme in East London

Plans for the Bellamy Close and Byng Street estate regeneration on the Isle of Dogs have been granted planning approval.

The proposals, put forward in a partnership between London residential developer Mount Anvil, will deliver desperately needed new affordable homes in London.

In total, 94 of the new homes will be allocated to those on the local housing waiting list or available through shared ownership. This includes the provision of new homes for all 24 One Housing tenants currently in affordable homes on the estate with their rent and tenancy terms protected. In December 2019, Bellamy Close and Byng Street residents backed the plans in a residents’ ballot.

One Housing and Mount Anvil worked closely with the existing residents to develop the proposals, undertaking wider community engagement, and ultimately making amendments to original scheme following the residents’ feedback.

The scheme will provide one, two, three & four bedroom family houses and apartments across social rent, shared ownership and private housing tenures.

Work on the newly approved homes, is expected to begin in late 2022 / early 2023, with the first completions due in 2025.

The new scheme will be air quality neutral, provide a biodiversity net gain, and a 40% reduction in carbon emission on site with the remainder of contributions made financially to the local authority.

Commenting on the decision, Tower Hamlets’ planning officers said the scheme “would deliver a high quality, well integrated, inclusive sustainable place”.
