Ladderswood is One Housing’s first joint venture scheme with Sherrygreen Homes (part of Mulalley & Co Ltd) working in collaboration with the local authority (Enfield Council) to redevelop an estate owned by Enfield which was no longer fit for purpose.
The scheme is a large regeneration of an aged residential and industrial estate adjacent to the North Circular, which will be built out in six phases. The first phase, which commenced in March 2014, begun an exciting nine year project, leading to the completion of the final phase, currently anticipated for 2023. The completed development will comprise of 517 brand new homes (split between 368 private sales, 56 shared ownership, three shared equity and 90 rented units). The new estate will be powered by an energy efficient power plant and will include a community centre available to all local residents, six commercial spaces and a hotel.
Completion of the first phase, which contains 40 new homes, occurred in September 2017. It offers local and existing residents the first slice of an exciting new development. Of these first homes, 19 have deservedly re-housed residents from the aged Ladderswood estate into brand new flats. A total of 31 residents from the original Ladderswood estate will be caringly re-homed throughout the course of the project. Enfield Council are closely managing the decanting process in collaboration with One Housing’s Project Coordination team.
