Topping out ceremony marks new milestone for One Housing at Royal Eden Docks

09 Jun 2022

Newham's Mayor Rokhsana Fiaz paid a visit to the site which will deliver 159 affordable homes, to mark a new step towards project completion.

Work is moving swiftly at The Courtyard and The Botanist where a partnership between One Housing and Mount Anvil will soon deliver 159 affordable new homes within award winning sustainable development Royal Eden Docks in East London.

The high-quality one, two and three-bedroom apartments, set in an outstanding London location, will be made available either as Affordable Rent for low-income families in housing need (79 homes) or via the Shared Ownership scheme for first-time buyers (80 homes).

The topping out ceremony marks the beginning of Core 3 stage which is progressing to schedule, thanks to a full team of 200 people on site.

The Courtyard is preparing for internal decoration to start on level one, with kitchens being fitted to level four, and plastering underway on level six. The building’s external steel frame is now complete, with windows being installed at level 15, brickwork up to level nine, and rainscreen cladding due to start on the upper floors.

The Botanist is matching The Courtyard’s progress, with decoration starting on level one, kitchens being fitted on level two, flooring going down on level four and plastering underway on level six. Its steel frame is also complete, with windows being installed at level 15 and brickwork up to level nine.

The apartments at Royal Eden Docks not only meet but surpass several environmental and carbon-reducing goals set for new developments. The building as a whole is estimated to be saving over 430 tonnes of carbon each year and, thanks to the work that has gone into the design and the quality materials used in the building, each apartment is estimated to emit 54% less carbon than an equivalent home built to the minimum national standards.

A specialist design consultant will also be joining our team’s workshops over the coming week. They will be fine-tuning designs for the development’s amenities including the landscaped gardens.

Rokhsana Fiaz, Mayor of Newham, said:

“This [new development] is a real demonstration of innovation and public-private sector partnership. Not just the innovation of what a brand-new approach can create, but also a lot of things to come [in future].”

Rob Marcantoni, Group Director of Development at One Housing, comments:

“It’s fantastic to see first-hand the high specification of the brand-new homes. We’re also pleased to be providing, in partnership with Mount Anvil, affordable homes that shouldn’t be out of reach to those on small budgets.”

Killian Hurley, Chief Executive at Mount Anvil, adds:

“We’re delighted to be working in partnership again with One Housing. Together we’ll deliver new affordable homes as part of our Royal Eden Docks community that will be a very high quality, sustainable and energy-efficient.”
